"Cookeville, Tennessee sounds good to me" is a slogan that cannot be any truer for my family and me. We had the chance before moving to the land of the Smokies to move to California. A visit to San Jose California and a look at the real estate market was enough to scare us away. Our friends thought we were making a mistake, we just had a feeling it will be a good move. We were not sure, however, what to expect in the South, but soon we were happy we selected Cookeville as our new home. We were soon able to see the housing affordability and the ever increasing cultural and entertainment opportunities from professional football to ice hockey, from Country music to nature melodies in state and national parks. Discovering Dollywood in our backyard was as exciting to us as our three children.

Foreclosure Properties in Cookeville are so in demand

It has been amazing since the beginning of the year in terms of the time it takes to get a foreclosure property under contract.  In some cases my clients have made an offer in less than 24 hours from the property getting on the market.  This has made all the difference in their offer getting accepted, just before other offers that may have even been higher.  Investors and buyers interested in benefiting from the foreclosure properties becoming available, should work with an active real estate agent who keeps an eye on the market.  Time is money when competition on these foreclosure properties in Cookeville are as fierce as nowadays.  I think it is a good sign for the overall market that people are realizing these hot deals.  Removing them from the market so quickly is also good for the overall value of homes in Cookeville.

It is a beautiful snow storm in Cookeville, Tennessee

With the streets in our beautiful middle Tennessee blanketed with 6 inches of snow, no-one can now complain that living in the south would deprive them of the beauty and fun that this white blanket can bring.  Schools were shutdown yesterday in anticipation of this snow storm.  Tennessee Tech University closed its doors early to allow students and staff to go home before the storm hits.   A shopping frenzy went on in all grocery stores.  I think people were over reacting or were just happy to have a chance to be locked in at home with their families.  Storms have that effect on people.  I wish everyone in Cookeville and middle Tennessee a beautiful winter storm at home, with family and friends.  Be safe!

Investing in Real Estate in Cookeville is very timely

Who should invest in real estate in this market? Should someone consider real estate investment in Cookeville, Tennessee?

If you are financially in good position. I mean you do not have a lot of debt, have enough reserve cash to cover 6-9 months and then some more cash that is setting idle in the bank being eaten by the inflation, you may want to consider investing in real estate.

Cookeville and surrounding areas in middle tennessee have seen a slow down in the real estate market, but nothing near the collapse in prices in other parts of the country and hence the risks of investing in real estate in cookeville remain relatively low. Cookeville is Growing: 2010 Brings Cookeville a fixed-Route Transit System

CATS is here!  As a sign for the growth in Cookeville, the city is getting a constant route transportation system.  Funded by stimulus money, the city is able to set up two routes with fixed stops.  This will definitely help visitors and students who may have found it difficult to move around Cookeville without a vehicle in the past.

According to the herald citizen the two initial routes for the buses are:

Moving to Cookeville, TN? Good & budget friendly Mexican Food is bountiful

This is not New Mexico or Arizona so you should not expect me to say that you will find the best mexican food here in Cookeville.  I can however be honest to say that you can find friendly, clean restaurants with good service that provide tasty mexican food.  The two restaurants that we frequent here in cookeville are El-Tapatio and Cinco-De-Mayo. 

El Tapatio has two locations on the Jefferson and Willow streets in Cookeville.  Cinco-De-Mayo is on Willow Ave very close to Tennessee Tech.  The closeness to Tech and the Cookeville Regional Medical Center makes them ideal for lunch and they both are very reasonably priced for lunch.  Cinco de Mayo is pricier for dinner.  If you visit Cinco de Mayo, you should ask for grilled Jalapeno as a side plate, it is a good addition to the mixed Fajita.  Do not get tempted to try the hottest sauce they offer, it is intolerably hot!

From Cookeville Real Estate Agent: Forget Chicago or Rio, vote for Cookeville, TN ...

OK, ok Chicago did not get to be selected for the Olympics, the president did not convince the IOC to vote for the beautiful city of Chicago.  We have not heard anything on the news yesterday but this news.  I did not really feel bad about this, but we were making the case for the wrong city.

We had the Olympics before in Atlanta and the world has seen another large metropolitan city in the US.  Chicago is definitely one of the most beautiful cities in the US, but what else does it tell the world about the US that the world has not already seen on TV.  What the world is really missing is the beauty of the heartland in the US especially here in middle Tennessee.  The world has not seen the beauty of rural America, a beauty that remains undiscovered.   The world has only heard of the large cities in the US in crime series or thrillers on the TV.  They have seen rural America in cowboy movies or Indian movies.  They have rarely seen the real setting of rural America.  They are missing the rich mountains with scenery unrivaled anywhere and the forests as it display its coordinated colors each fall and spring.  They are missing the rivers and lakes that make for outings, picnics and days of fun in these pristine waters that we are blessed with in Tennessee.  They are missing the stretches of smooth, well built  highways that connect the major cities in middle Tennessee and are some of the best in the US. What many that have not experienced living in small town USA, however, are the resources that are available in these rural towns that make life a lot more comfortable than a large city without all the traffic hassle and safety concerns that are always associated with large cities.

The point I am trying to make is: although  no one in middle Tennessee is really looking for the Olympics to come to our area, there is plenty here to share with the world outside.

Real Estate market in Cookeville, Putnam County and middle Tennessee shows signs of rebounding

Looking at reports of real estate sold in Cookeville, Putnam County and several counties and cities in the upper cumberland area in middle Tennessee show signs of rebounding.  I have summarized some data in the following two tables.  The first table shows a comparison of the number of homes sold in Putnam county and cookeville in 2008 & 2009 as well as those sold in a larger region in the upper cumberland during different comparative periods in the years 2008 & 2009.  The first line shows the number of homes sold in September 2009 is up to 40 from 35.  Examining the upper cumberland region in the same period show a similar increase.  If the summer period from July to September is considered, it can be seen that the putnam county & cookeville region shows a robust increase that is not reflected in the larger upper Cumberland region.  The year to date and one year statistics for both regions show a decline in the number of homes sold.  These number show that the number of transactions are increasing compared to the same period last year.  Looking at the 2007 period of course shows that the activity is still lower than the golden years for real estate.

The second table that is included here shows the corresponding dollar amount corresponding to the purchases during the periods covered in the first table.  The trends are similar with the total dollar amounts increasing in September and the summer period in general.  The average home price is interesting as it shows a large increase of close to 10K in Putnam county in September and 32K for the larger area.  This of course should not be falsly interpreted as an increase in the home prices itself, but more of an indication that consumers are getting better apetite for buying homes in the higher ranges of prices.

The first time home buyers $8000 credit may be responsible for the acceleration of home buying in September and hopefully October as well, but the numbers indicate that there are signs of rebounding in the middle tennessee region and Cookeville and putnam county in particular.  This region has not been as negatively affected by the recision due to the stable employers including Tennessee tech university and Cookeville regional medical center, Averitt, Cummins in the region.  If you were on the fence regarding buying or investing in real estate, maybe it is time to take positive steps before you discover that you have missed an opportunity that does not happen that often.

Home Inspection- is it really necessary?: Perspective of a real estate agent in Cookeville



Few thoughts  were brought to mind by the recent downpour in Cookeville over the past few days.  With 7-9" of rain within 48 hours falling in Cookeville and some of the local flooding that surprised many in middle tennessee, home buyers are reminded of few  things to do before making the final decision to buy a home.  If you as a home buyer were considering bypassing the home inspection to save few hundred dollars.  You need to think again.  The amount that you could spend on the home inspection is definitely worth it.  There are several things that a home inspector can see that a home buyer might just ignore.  Many of the things that are usually problematic are hidden from the untrained eye and do involve water.  Such things include foundation damage, sump pump problems, rotten wood, etc.  You may want to check the potential of flooding of the home in case of extremely heavy rain. For home buyers make sure to ask the home inspector about such potential problems.

As for home owners, a leaky basement is not fun and could present a home owner with problems if not properly addressed.  A sump pump is not, forever, and should be properly maintained.  Gutters should be cleaned and ready for action whenever the call of duty sounds.  Flood insurance may bea consideration, considering the flooding that occured in areas that were considered very safe.

We have lived here for over 12 years, I am raising my children in this area, educating them in schools in putnam county so I know a lot about why moving to Cookeville, TN could be a great move for anyone considering relocating. Best Neighborhoods in Cookeville, Tennessee: White Plains

As a real estate agent in Cookeville I have sold homes in almost every subdivision and neighborhood. Most of these are great neighborhoods for raising a family. They differ amongst themselves in what they offer. I am trying to offer my perspective as a real estate agent and a resident of Cookeville on the best neighborhoods.

Rural Development: A government program offering a chance for 100% finance with excellent terms

Obtaining a 100% financing in this market whether in Cookeville, Tennessee or other places in the upper cumberland has become tough as banks tightened the restrictions on offering loans in general. Even if a home buyer in Tennessee was able to obtain a loan with less than 20% down payment, this meant an increase in the monthly payment due to mortgage insurance. There is a way however for obtaining 100% financing for home buyers in Tennessee that meet certain guidelines through a government program, namely Rural Development Housing & Community FacilitiesPrograms. Relocating to Cookeville, Tennessee? Dining Choices are Oversized...

Cookeville, Tennessee maybe a small town, but services that are offered rival many in much larger cities and are definitely unrivaled in the Upper Cumberland area.

One of the issues that would be on the mind of someone considering moving to Cookeville, Tennessee is the availability of choices when it comes to dining. Cookeville is a town of 30,000, but when it comes to dining choices in Cookeville Tennessee, they are definitely not limited by the small size of the city. When I first moved to Putnam county, there was not a lot of chain restaurants available in Cookeville. This changed within the past few years with a large number of such restaurants emerging along a strip parallel to the I-40 Interstate. Driving from Nashville towards the east this strip of restaurants and island of lights is the first that meets you between exits 286 and 287. In this one mile you find restaurants that offer a variety of cuisines including the traditional American food. Let me start with my favorite Logan's restaurant with its casual dining atmosphere with endless peanuts and hot rolls and a menu that can accommodate a wide range of budgets. The kids of course enjoy this atmosphere and throwing peanuts' shells on the floor. If you are hungry and looking for quality food at a great price, you should definitely consider Cheddar's Casual Cafe. They are always busy and no wonder with great food that satisfies low budget prices. The Cookeville O'Charlie's offers good steaks at reasonable prices. They are a good choice especially if hot soft rolls are high on your list of must eat. Steak and Shake and Chick Fillet offer an experience that is middle the road between a restaurant and a fast food restaurant. They are not my favorites, but they have their loyal following. On the weekend, it is worth paying a visit to the local IHOP on interstate drive in Cookeville. The selection of Omelets from steak, chicken, fajita are hard to resist even in the early morning hours.

If you are thinking Italian, you still do not have to venture too far away from the strip to get a decent taste of Italy in the local Olive Garden in Cookeville. The Cookeville Olive Garden is always busy with very friendly staff willing to go the extra mile to make you feel at home. I love their endless, bottomless, salad and bread steaks. Salad has the benefit of not making you feel guilty after few servings. On the other side, you can find a not so Italian, not so American restaurant call Puleos Grille. It has some Interesting menu choices that range from Italian to seafood to some that qualify as country food. The best Italian food is, however, off the Interstate Drive in two hidden gems that I will cover in part II of this blog.

What a Listing agent should do? Take of a Real Estate Agent in Cookeville, Tennessee

A listing agent has an enormous responsibility towards a client who entrusted her with the listing and one of the main responsibilities of a listing agent is keeping the property owner informed. Many can l easily visualize a real estate agent showing a property to potential buyers and discussing the hidden beauty of the property and what makes it a unique home or a great investment deal. We may be able to see a real estate agent explaining to a young first time buyers how the process of buying and selling work, or negotiating a deal with another agent. This seems to come natural as part of the process. It is a sort of reactive response to someone asking the agent a question. Agents as trained professionals have the right answers, they just wait to be asked. In my opinion, this is not good enough!

Good communication requires real estate agents to be more proactive. Proactive communication comes less natural and only few agents do it as often as they should. The stories I hear from people that bought a house without investigating the neighborhood first are too numerous. The internet can be misleading and cannot replace the local insight of a professional real estate agent. As you choose your real estate agent, make sure that you are not just going to be a number. A real estate agent should be able to provide you with a personal service, accurate information, local insight and sincere advice. There is much that you cannot read about on the internet regarding a neighborhood or a location and many times the information would be out of date. Some website that claims to provide information about neighborhoods in Cookeville were still calling Tennessee Tech University, Tennessee Polytechnical Institute. A name that changed decades ago. This just proved to me further the need for a reliable and current source of information and the relevance of the role realtors do in home buying and selling. As you consider buying a home without the help of a competent realtor, ask yourself this question: Do I have all the information that I really need to know that what appears to be "a good deal" really is " a good deal"?

For Sale By Owner (FSBO), the take of a Cookeville Real Estate Agent

For Sale By Owner is an interesting concept and as a real estate agent, I have dealt with many home owners trying it. In their mind FSBO has the potential of getting them more money as they save the real estate commission. For buyers the concept of saving the commission on the FSBO seems exciting. I cannot claim that some were not lucky and have managed to sold their property quickly, but these were the minority. The devil as always is in the details.

In the perect scenario, the buyer and seller find each other, agree on all the details, the deal is fair to both of them and everyone lives happily ever after. But just as fairy tales, this happy ending does not happen often. Here is why?For sale by owner homes do not get the exposure that real estate listed properties get from MLS access, hundreds of professional real estate agents competing to sell the property and dozens of dedicated websites that market the property. The sign indicating the intent to sell and a listing on a website does not even come close. In addition to this, in the for sale by owner transactions, you have the psychological barrier of the buyers dealing directly with the homeowners knowing that they have all the interest in them buying the property. This is different from dealing with an agent who represnts them. Many buyers also fear that for sale by owner did not go through the tough market value test. The market is the only real arbiter in determining the actual value of a home. This means that the home is priced according to what the owners believe it is worth and since it was not exposed to the forces of the market enough, due to the limited exposure, it may be overpriced. Saving the comission while buying an overpriced property may not be that good of a deal afterall.As a real estate agent, I believe home owners have more potential of getting better price for their homes through real estate marketing and exposure even after the real estate commision than with FSBO with all the hassle it brings. For buyers, buying a for sale by owner, exposes them to the risks of buying a property that may not be priced right and without the knowledge and experience of a real estate agent.
